As part of our compendium of services Brite Commercial Construction LLC. provides the following scopes;

General Construction Services:

  • Review all existing plans and specifications and coordinate with project architects. and engineers to insure appropriate and accurate installation of all scope of work.
  • Complete a full bid quotation on all building and site elements.
  • Confirm all budgets with our team of subcontractors to insure buy-in.
  • Procure all permits and validate all municipal fees and assessments to the project.
  • Cooperate fully with the Owner team to insure information flow thru project duration.
  • Insure that all budgeting standards are met.
  • Provide all necessary site supervision to insure and uphold all quality standards as per plans and specifications.
  • Perform all due diligence with all agencies so as to comply with all standards.
  • Complete the project under the specified time constraints and budgets.

Construction Management Services:

  • Work in partnership with the Owner Team on all phases of the project.
  • Manage the construction process from "cradle to grave". 
  • Provide input to the design team of ways to value engineer the project to achieve. better construction costs when all possible.
  • Insure transparency by creating an open book environment with all project budget line items.
  • Generate, present and analyze a complete project budget.  Continue to work on reducing cost throughout the construction process.
  •  Work closely with our subcontractors to insure all scopes of the project are covered and completed as per plans and specifications.
  • Conduct and document weekly/monthly project meetings.
  • Formulate and distribute cost and production reports at scheduled periods.

Phase 1 Project Pre-Development Services:

We are very passionate about the extra effort we are capable of providing during the initial critical stages of the project.  It is during this time that a clear direction is needed to aim all efforts in the right direction so progress can be maintained. 

This is an specially trying time for the Owner Team that may find it cumbersome to take the necessary time away from their existing professional careers to devote to the many functions of development.  It is critical to have a partner that can devote all efforts exclusively to organizing, categorizing and compartmentalizing the many details and tasks necessary to keep the project moving with minimal frustration. It is at this point where Brite Commercial Construction LLC can lend a pivotal hand. 

Our Phase 1 services work can be seamlessly implemented so we can virtually become the Owner Team's "Construction Arm".  We can achieve this by providing the following critical and value added services:

  • Immerse ourselves in the needs and requirements of the Owner Team.
  • Coordinate those requirements by collaborating with the design/architectural and civil engineering firms.
  • Collaborate with the Owner Team's financial and legal representatives to satisfy any construction and project related requirements they may have. 
  • Become a liaison to the Owner team, reporting back to the team as needed during regularly scheduled progress meetings.
  • Gather all pertinent project forms and requirements from all agencies for presentation to the Team.
  • Attend meetings and coordinate with municipalities as well as building departments to insure that proper procedures and local guidelines are met and followed.
  • Attend town meetings and submit all presentations to the proper departments.
  • Coordinate efforts with all utility companies and local jurisdictions to insure proper permitting, documentation and implementation.
  • Continue working and reporting to the Owner Team through periodic meetings to insure all goals and deadlines are being met.
  • Maintain our due diligence to insure the most efficient and expeditious project approval process.
  • Finally, orchestrate the planning process into the project implementation and construction phase of the work.
  • Begin construction transition.....

Without constant pressure, attention to details and a considerable commitment of time,  the pre-development process may seem (and feel) like an endless and frustrating process.  Our Phase 1 service work is designed to maintain momentum, keep everyone integrated and reduce unnecessary frustration for individuals of the Owner Team.  It would also allow everyone to continue on-task with their normal daily, "non project" responsibilities, assured that all project due diligence is being handled with the priority and personal touch it deserves.
